CTMH’s Porch Restoration was started on December 20, 2022
The reason for work starting in wintertime is that many builders and companies are already booked or have a shortage of workers available for the next two years due to pent up demand for construction projects during the pandemic that needs catching up.

Proposed budget to MNHS was $215,182.00.

Total: $215,182.

This project is part of a long-range plan for the building, starting with this restoration of the Exterior Front Porch of Charles Thompson Memorial Hall. This porch was modified at some point in the past and currently has significant issues of masonry deterioration, water infiltration, and structural stability. We want to restore the porch to the grandeur that it once had by hiring professional contractors for the restoration and also the repair to the exterior masonry and cornice of the building based on the Construction Documents by MacDonald & Mack Architects. From the Historic Structure Report by MMA that was completed in July 2019, this work was identified as the number one priority.

We have been taking a bit longer to bid and start construction on this project for a number of reasons (supply changes, bid issues, and weather issues). Bids for the project were much higher than anticipated. Estimates (from the grant application) for this work were $181,569 being allocated for construction costs. Bids for the project ranged from $275,000 to $790,000.

Costs for a) Exterior Masonry Repairs $45,000 and for b) Scrape and Painting the Cornice $25,000 were eliminated to bring down the amount closer to budgeted amount.

The revised budget for the project was:

10% Contingency $18,300
Architect Construction Administration Fee $15,000
Total $198,000

The tentative timeline is to finish the porch restoration by July 1, 2023.
